The Barn at Wood Farm, provides self-catered accommodation for 4 people. The number of persons occupying the property must not exceed this number unless agreed by the owner in writing. If it is found that more people than agreed are using the property this will be considered a breach of contract and the holiday maker and their party will be asked to leave immediately without any refund. This applies to any booking of ancillary accommodation in The Stables for max 4 people.
Rental includes the use of the woodland and meadow paths without the use of any gates within the curtilage of Wood Farm. This safeguards the animals within the meadows of the Farm. Guests are also invited to use the Folly, Camp, Lake Jetty & White Rowing Boat and Oak Seat.
The booking contract is between the client/hirer and Alderley Land Ltd.
We require 35% deposit at time of booking to reserve your dates. Balance due 30 days prior to arrival. £250 damage deposit due with balance to be repaid within 7 days of departure following housekeeping clearance. Changes can only be made by contacting our bookings manager, please email enquire@thebarnatwoodfarm.com
Bank transfers only. No credit cards, sorry.
Please note that if the total price of the new reservation is lower than the original booking, no refund will be made.
If you need to cancel your holiday then we will offer a full refund if you cancel with over 30 days to go until the start of your holiday. If you cancel under 29 days before the start of your holiday then we will charge 50% of the total. For cancellations at less than 15 days notice we are unable to offer a refund and you will be liable for the whole cost of your holiday, we therefore strongly recommend that you take out holiday cancellation protection. We will however attempt to re-let your dates, and if successful we will make a full refund to you, less an administration charge of £50.
The Hirer agrees that, in the event of Cancellation, while all reasonable efforts will be made by the Lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.
If for any reason beyond our control The Barn becomes unavailable for hire all monies paid will be fully refunded and the Hirers will have no further claim against the Lessors
Dogs are welcome provided they are house trained, kept under proper control and not allowed on the furniture or beds. They must be well-behaved around sheep, cattle and woodland animals. They must not be left unattended in the property unless crated and unlikely to cause a noise disturbance.
Please make sure all dog waste is collected within the garden areas and disposed of. Dog owners will be held responsible for any damage caused to The Barn or its contents by their dog and for any extra cleaning required.
Due to the proximity to farm and woodland animals, fireworks are not permitted.
Alderleyland Ltd will not be held responsible for any loss or damage to guest's personal property vehicles etc. whilst visiting The Barn and Wood Farm.
Please be considerate of our local community. Excessive noise or partying will not be tolerated and will result in ejection from the property.
Guests must accept responsibility for the safety of their children at all times whilst visiting The Barn and Wood Farm. All children (a person under 16 years of age) must be accompanied by an adult and must be supervised by an adult at all times. You must take particular care when children are around the multiple ponds, lake and streams and any fireplaces.
We have a John Lewis travel cot and Ikea high chair that we can provide for your use, please request these at the time of booking to avoid disappointment. Linen for the cot is not provided.
One key will be left in the door on your arrival and should be left there on your departure. There will be a £30.00 charge should a guest lose or damage the key. Failure to return key on departure could also incur the same charge.
Guests are asked to leave The Barn, Folly, Camp, Oak Seat, Jetty and Boat, clean (bins emptied) and tidy with furniture returned to its original position. You are legally bound to reimburse us for replacement, repair or extra cleaning costs on demand (although we will not charge for the odd glass or plate). Accidents happen, we ask that any breakages or damage (accidental or otherwise) should be reported immediately. Failure to do this may result in you losing your damage deposit. Any missing inventory from the property on your departure may also be charged for.
Internet access is provided within the rental fee. You agree to reasonable and lawful usage of this service.
No refunds or compensation will be offered or paid should there be no internet access.
We provide complimentary logs and fire-lighting kit for use in the Folly and Camp. The fireguard must be used when leaving the Folly fire. Please be aware these are used at your own risk and children must be supervised at all times around the fires and water.
Fires in any other part of Wood Farm are forbidden.
Every endeavour is made to ensure your stay with us is memorable for all the right reasons. However, we do recognise that from time to time things do go wrong. In these circumstances it is the responsibility of the holiday maker to make any such problems known to the property owner or their representative immediately it becomes apparent thereby giving the property owner the opportunity to correct the situation. Unless this procedure is followed, no subsequent claim will be entertained.
The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
If for any reason we have to cancel your booking in advance due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property you will be refunded the full amount of the booking.
